Not at all. St. John is a mountainous island, but the condo sits right in the heart of Cruz Bay with no big hills between you and everything you need. Restaurants, grocery stores, shopping, Cruz Bay Beach, the ferry dock, and taxis are all an easy, flat walk from your front door. If you do want to explore the island by Jeep, we recommend L&L Car Rental at bookajeep.com — literally a baseball's throw from the condo. They offer 24/7 parking for $250/week when you mention you're staying at Sun-Kissed in Cruz Bay. Just let us know you rented from L&L.

Up to 4 guests comfortably. There's a king-size bed and a pull-out full-size sofa bed, both with plush memory foam mattresses.

Everything you need for a full stay: induction stovetop, microwave, toaster oven, air fryer, coffee maker, blender, refrigerator, freezer, pots and pans, dishes and silverware, wine glasses, and cooking basics like oil, salt, and pepper. The Dolphin Gourmet Market is literally next door if you need to stock up.

While on-site parking is not available, free street parking is available nearby, however it is extremely limited. There's also a paid parking lot off-premises. If you're renting a car through L&L, they provide parking as part of their rental.

No, not at this time. We do supply battery powered fans and flashlights should the power go out. 

The condo doesn't have a private pool, but you're not far from one! The Saint hotel offers pool access to non-guests — just download the Resort Pass app to book a day pass. It's a short walk away and a great way to spend an afternoon.

We are excited to offer beach towels, chairs, coolers, a snorkel and snorkeling mask! Anything else you may need to rent is available for you around the corner at Beach Bum!

No cable isn't provided however the SmartTV in the condo has access to your favorite streaming apps! You just log in with your account and it's ready to watch.

Short stays (under 28 nights):
We have a Firm cancellation policy.

Cancel at least 30 days before check-in and receive a full refund
Cancel 7-30 days before check-in and receive a partial refund
Cancel less than 7 days before check-in and no refund is issued

Long stays (28 nights or more):
We have a Firm Long Term cancellation policy.

Cancel at least 30 days before check-in and receive a full refund

Travel insurance is strongly recommended, especially during hurricane season (June–November), as weather, airline disruptions, and personal emergencies are not eligible for refunds outside the policy window.
